Furnace Repair in Hillsdale, MI
It almost always fails in the second week of January
In Hillsdale, MI and across the county. No heat, short cycling, a furnace that lights and drops out — what to check yourself first, and how to decide between fixing it and replacing it.
A furnace that quits in Hillsdale County, Michigan quits in a specific window. December, January and February carry about 53 percent of the year's heating degree days, and the January mean minimum is 17.5°F.

Furnace Not Working? Four Things to Check First
None of these need tools, and between them they account for a large share of the calls that turn out not to need a technician at all.
- The propane tank gauge, if you are on propane. In this county that is more than one home in three. An empty tank is the single most common reason a furnace here has stopped, and it presents exactly like a failed furnace.
- The thermostat. Calling for heat, batteries alive, set above room temperature. Worth ruling out before anything else.
- The furnace switch. It looks like an ordinary light switch on or near the unit, and it gets switched off by mistake regularly — during a basement clean-out, by a contractor doing other work, by a child.
- The breaker. Including the one for the furnace circuit specifically, not just the main panel switch you can see is on.
If the tank was empty, stop there
Arrange a delivery, and do not turn the gas back on yourself. Per the Propane Education and Research Council, a qualified professional must check the system for leaks when the gas is turned back on after a run-out, and a homeowner should never turn the gas on at the tank themselves. The same guidance: keep vents clear of snow and ice, and do not rely on smell as your warning, because propane's odorant can be lost through contact with soil, water or rust. There is more on this on the propane furnace page.
Common Furnace Problems
Two things shape the fault pattern in Hillsdale County, and neither of them is the brand on the front of the unit.
Propane or Natural Gas: the First Branch
Natural gas reaches only 44.1 percent of occupied homes in this county against 75.2 percent statewide (ACS B25040). Hillsdale and Coldwater are on the Michigan Gas Utilities main; most of the townships have no main at all. So the first diagnostic branch on a no-heat call is not a component at all — it is supply. On a metered address, the gas is there and the fault is in the appliance. On a tank-fed address, supply is a live variable, and it is the first thing to eliminate.
Pre-1940 Houses and Their Ductwork
26.7 percent of the county's housing was built in 1939 or earlier — near double Michigan's 14.5 percent, per ACS B25034. A furnace in that housing stock is frequently feeding ductwork that was retrofitted into a structure built before ducts were a design consideration: long runs, undersized returns, trunks threaded through spaces that were never meant to carry them. That produces symptoms that look like furnace faults and are not — rooms that never warm, a unit that cycles on its own limit switch, a blower working against static pressure it was not selected for. Fixing the furnace does not fix any of that, which is why ductwork ends up in the conversation more often here than the equipment brochure suggests.
Ordinary Furnace Faults
Ignition systems, flame sensors, pressure switches, blower motors and capacitors, limit switches, condensate drains on high-efficiency units freezing where they exit into an unheated space. Ordinary work. It is the two conditions above that decide how often each one turns up.
Why Furnaces Fail in January
Furnaces rarely fail on the coldest night by coincidence. A marginal ignition system, a partly blocked heat exchanger or a tired blower will run through a mild autumn at part load without producing a single symptom, then fail on the first stretch that asks for continuous full output. The load here arrives concentrated enough to make that stretch predictable.
| Period | HDD | Share of year |
|---|---|---|
| December | 1,088.0 | 17% |
| January | 1,258.4 | 19% |
| February | 1,076.5 | 17% |
| Those three months | 3,423 | ~53% |
| Full year | 6,469.8 | 100% |
Shares are our arithmetic on the NOAA figures, rounded.
More than half the annual heating demand arrives in three months, and January alone is nineteen percent of it. A furnace with a marginal ignition system or a failing blower will run through October and November at part load without giving you a symptom, then fail on the first stretch that asks for continuous full output. That is also why an oversized furnace short-cycling through a mild autumn is worth taking seriously rather than living with: it is the same unit that has to hold the house when it is seventeen degrees outside.
The practical version: the cheapest month to find out your furnace is marginal is September.
Furnace Repair vs Replacement Cost in Hillsdale County, MI
We are not going to publish a furnace repair price. We do not have sourced local repair figures, and a made-up number that reads as authoritative is worse than no number. What we can publish is the replacement side, which is the figure a repair decision is measured against:
| Equipment tier | Installed range |
|---|---|
| Standard efficiency — 80% AFUE, single stage | $3,200 – $5,500 |
| Mid efficiency — 92–95% AFUE, two stage | $4,500 – $7,200 |
| High efficiency — 96–98% AFUE, modulating | $6,000 – $9,500+ |
Including the unit, installation by licensed technicians, permits, basic ductwork connections and removal of the old equipment. Labour on its own typically runs $1,500 to $3,500.
Read this before you use those numbers
They are Michigan-wide figures from a contractor's published pricing guide, not Hillsdale County quotes, and we are not going to relabel them as local. They get replaced with local numbers once there are local quotes to publish. If another site shows you a precise price for your town without saying where it came from, it came from the same kind of statewide guide.
The Rebate That Only Exists on Replacement
MiPropane pays $250 per unit toward an ENERGY STAR propane furnace of at least 40,000 BTU — but only when it replaces electric or fuel oil equipment, only with a Michigan-licensed installer, only on new ENERGY STAR equipment, and not paired with a heat pump. Installations 1 January to 31 December 2026. If your house is currently on electric or fuel oil, replacement carries money that repair does not.
For a Consumers Energy gas customer — check that this is genuinely your supplier, because in Hillsdale and Coldwater it is Michigan Gas Utilities instead — Consumers' 2026 measures pay $100 for a 95–96.99% AFUE furnace, $300 for 97% and above, and $65 for a furnace or boiler tune-up.
The federal credit is not available in 2026
The Energy Efficient Home Improvement Credit (25C) applies only to property placed in service before 31 December 2025, and the Residential Clean Energy Credit (25D) is likewise unavailable after that date. Per the IRS. If a quote for a replacement furnace has a $2,000 federal credit deducted from it, that quote is short by $2,000.
How to Check a Michigan HVAC Licence
HVAC work in Michigan requires a Mechanical Contractor licence issued by the Bureau of Construction Codes within LARA, granted separately by work classification: HVAC equipment, ductwork, hydronic heating, refrigeration, fuel gas piping, LP distribution piping, limited and unlimited heating service, and others. Each classification requires a minimum of three years' experience plus its own exam administered by PSI. The governing statute is the Skilled Trades Regulation Act, 2016 PA 407. There is a homeowner exemption: an owner who occupies a single-family dwelling may do the work on it without a licence.
Every Michigan contractor can be checked against LARA's public licence lookup, and in this county it is worth the two minutes. Of the five HVAC businesses listed with Hillsdale addresses, one has held an expired licence since 2020 and another one's website domain does not resolve at all — and both still turn up in search results.

Furnace Repair FAQ
My furnace stopped in the middle of the night in Hillsdale County. What should I check before calling?
Four things, in this order. First, if you are on propane, read the tank gauge — in a county where 36.2 percent of homes heat with tank gas, an empty tank is the most common single cause of a furnace that has stopped. Second, check the thermostat is calling for heat and has working batteries. Third, check the furnace switch, which looks like a light switch near the unit and gets turned off by mistake more often than anyone admits. Fourth, check the breaker. If all four are fine, it is a service call. If the tank is empty, it is a delivery call first — and then a service call, because after a run-out the gas must not go back on without a professional leak check.
How much does furnace repair cost in Hillsdale County, MI?
We are not going to publish a repair price, because we do not have sourced local repair figures and we are not willing to invent a number that sounds authoritative. What we can give you is the replacement side, which is what a repair decision is really measured against: installed in Michigan in 2026, a standard-efficiency 80 percent AFUE furnace runs roughly 3,200 to 5,500 dollars, a mid-efficiency 92 to 95 percent AFUE unit 4,500 to 7,200, and a high-efficiency 96 to 98 percent AFUE modulating unit 6,000 to 9,500 or more, with installation labour alone typically 1,500 to 3,500. Those are Michigan-wide ranges from a published contractor guide, not Hillsdale County quotes.
Should I repair or replace a furnace in a house built before 1940?
It is a fair question here, because 26.7 percent of Hillsdale County housing was built in 1939 or earlier, against 14.5 percent statewide. The honest answer is that the age of the house matters less than three other things: whether the ductwork it feeds can actually carry the air, whether the unit was sized for the house as it is now rather than as it was, and whether a replacement would qualify for money you can only claim once. On that last point, MiPropane pays $250 per unit toward an ENERGY STAR propane furnace only when it replaces electric or fuel oil equipment — so if that is your situation, a replacement carries a rebate that a repair does not.
Why do furnaces fail in January here rather than in November?
Because the load is concentrated. On the NOAA 1991–2020 normals for the nearest long-record station, the year runs to 6,469.8 heating degree days, and December, January and February alone account for 3,423 of them — about 53 percent of the annual total by our arithmetic, packed into three months. A furnace with a marginal ignition system, a partly blocked heat exchanger or a failing blower will run through a mild autumn without complaining and then fail on the first stretch that demands full output. The January mean minimum here is 17.5 degrees Fahrenheit.
Do you repair propane furnaces as well as natural gas?
Yes, and in this county propane is the larger job. Natural gas reaches only 44.1 percent of occupied homes in Hillsdale County against 75.2 percent for Michigan as a whole, and the main only runs where density justifies it — Hillsdale and Coldwater are on Michigan Gas Utilities, and most of the townships have no main at all. Propane furnaces have their own service page on this site because they are the county norm, not the exception.
How do I know an HVAC contractor in Hillsdale County is properly licensed?
Check LARA’s public licence lookup before anyone touches the furnace. Michigan requires a Mechanical Contractor licence from the Bureau of Construction Codes, issued separately by work classification — HVAC equipment, ductwork, hydronic heating, refrigeration, fuel gas piping, LP distribution piping, limited and unlimited heating service, and others — with a minimum of three years of experience and a PSI exam for each classification, under the Skilled Trades Regulation Act, 2016 PA 407. In this county the check is not theoretical: of the five HVAC businesses listed in Hillsdale, one has had an expired licence since 2020, and it still appears in search results.
Request Furnace Repair
The three details that speed this up most: the town or township you are in, whether the house is on propane or on the gas main, and what the furnace does when you turn the thermostat up — nothing at all, starts and stops, or runs without heating.
There is no phone number published on this site yet, so requests come in through this form — we reply by email or call you back on the number you give. That is also why the phone field is required rather than optional.
