Boiler Repair in Hillsdale, MI

A quarter of the houses here predate forced air entirely

In Hillsdale, MI and across the county: hot water and steam systems in the housing stock that still has them, which here is a lot of it.

26.7 percent of housing in Hillsdale County, Michigan was built in 1939 or earlier — near double the state share. Hydronic heat came with that stock and a great deal of it is still running.

Why Boiler Work Is Normal Here

Hot water and steam heat are not obsolete here — they are working systems in daily use, and cast iron radiators and their pipework are durable enough to outlast several generations of boiler. The reason there are so many of them is the age of the housing.

Hot water and steam heat came with that stock, and both are durable in a way forced-air equipment is not: cast iron radiators and the pipework feeding them routinely outlast several generations of boiler. So the county carries an unusual density of hydronic systems still doing daily work, in houses whose owners often assume the technology is extinct.

Of the five regional HVAC sites we audited in August 2026, only two publish a boiler page at all. In a county with this housing profile that is a strange gap.

What Actually Fails

A red cast-iron boiler with a pressure gauge and burner assembly in a basement mechanical space
Cast-iron boilers like this one outlive almost everything else in the house. Most of what goes wrong is the burner, the circulator or the controls — not the vessel.

Hot water systems

Circulator pumps, expansion tanks that have lost their charge, air in the loop producing rooms that never come up, zone valves that stick, pressure relief valves weeping, and controls — aquastats and thermostats — that have drifted. Most of these are component failures on a system that is otherwise sound.

Steam systems

A different vocabulary: vents, traps, pitch, water line and the sight glass. Steam faults get misdiagnosed as hot water faults by anyone who has not worked on them, which wastes a visit. If your radiators are single-pipe and the boiler has a sight glass, say so when you get in touch.

Both

Sediment, corrosion and a heat exchanger reaching the end of its service life. And in this county, the supply side: if the boiler runs on propane — 36.2 percent of homes here use bottled, tank or LP gas (ACS B25040) — then the first check on a dead boiler is the tank gauge, exactly as it is for a furnace. See propane systems.

Repair, Replace the Boiler, or Change the System

Three different decisions, and they are usually confused with each other.

  • Repair — most hydronic faults are component-level, and the components are cheaper than the boiler.
  • Replace the boiler, keep the distribution — the common answer when a boiler is genuinely finished. The radiators and pipework stay. See boiler replacement.
  • Convert to forced air — the expensive answer, and in a pre-1940 house often the impractical one, because it means finding chases for ductwork the building was never designed to carry. Where someone wants to add cooling to a hydronic house without ducts, a ductless system usually makes more sense than tearing out working heat.

We do not publish a boiler repair or replacement price. We have sourced Michigan-wide figures for furnace replacement and we publish those, but no equivalent sourced figure for boilers, and we are not going to estimate one.

The Licence Classification to Ask About

Michigan issues Mechanical Contractor licences by work classification through LARA's Bureau of Construction Codes: HVAC equipment, ductwork, hydronic heating, refrigeration, fuel gas piping, LP distribution piping, limited and unlimited heating service, and others. Each needs a minimum of three years of experience plus its own PSI exam, under the Skilled Trades Regulation Act, 2016 PA 407.

Which means a contractor licensed to work on your neighbour's furnace is not automatically licensed for hydronic heating. That is a reasonable question to ask, and the answer is checkable against LARA's public licence lookup before anyone opens anything.

One thing we have not confirmed yet

Whether a residential hydronic boiler additionally falls under Michigan's Boiler Act of 1965 or sits purely under the mechanical contractor classification is a question we have open with LARA's Boiler Division. We are not going to state it either way until we have the answer. If a contractor tells you confidently one way or the other, ask what they are citing.

Boiler Rebates in Hillsdale County, MI

  • Consumers Energy, $65 for a furnace or boiler tune-up, under its 2026 residential measures — but only if Consumers actually supplies your gas. In Hillsdale and Coldwater the supplier is Michigan Gas Utilities Corporation, so those addresses are not eligible.
  • MiPropane, $250 per unit toward an ENERGY STAR propane boiler, on condition it replaces electric or fuel oil equipment, uses a Michigan-licensed installer, is new ENERGY STAR equipment, and is not paired with a heat pump. Installed and applied for during 2026.
  • MiHER through EGLE is live in two tracks and worth checking; we do not quote a per-measure figure because there is no official table and it is subject to funding availability.
  • Nothing federal. The 25C credit applies only to property placed in service before 31 December 2025, and 25D is likewise unavailable after that date, per the IRS.

We cover boiler repair in every town and township in the county.

Boiler Repair FAQ

Why are there so many boilers in Hillsdale County?

Because of when the houses were built. Hillsdale County has 21,490 housing units and 5,735 of them — 26.7 percent — date from 1939 or earlier, against 14.5 percent for Michigan as a whole, per US Census ACS table B25034. Better than one house in four here is pre-war, and hot water or steam heat was standard in much of that stock. Those systems are durable enough that a great many are still in daily service, which is why boiler work is a normal part of the job in this county rather than a specialism.

Is a boiler worth repairing, or should I replace the whole system?

Boilers routinely outlive furnaces, and the radiators and pipework usually outlive the boiler by a wide margin. That changes the arithmetic: replacing the boiler while keeping the distribution is a far smaller job than converting a house to forced air, which in a pre-1940 structure means finding chases for ductwork that was never designed in. The question is normally whether this boiler is worth another season, not whether hydronic heat is worth keeping.

Do you work on steam systems as well as hot water?

Yes. Both turn up in this county’s older housing. They fail differently — steam systems have their own vocabulary of vents, traps and pitch, and a steam problem misdiagnosed as a hot water problem wastes everybody’s time — so it is worth saying which you have when you get in touch. If you are not sure, tell us whether the radiators have one pipe or two and whether the system has a sight glass on the boiler.

Does Michigan license boiler work separately from furnace work?

Michigan issues Mechanical Contractor licences by work classification through LARA’s Bureau of Construction Codes, and hydronic heating is its own classification, separate from HVAC equipment, ductwork, refrigeration, fuel gas piping and the rest. Each classification needs a minimum of three years of experience plus its own PSI exam, under the Skilled Trades Regulation Act, 2016 PA 407. So a contractor licensed for furnaces is not automatically licensed for hydronic work — that is a fair question to ask, and it is checkable against LARA’s public licence lookup. Whether a residential boiler additionally falls under Michigan’s Boiler Act of 1965 is a question we are still confirming with LARA’s Boiler Division, and we are not going to state it either way until we have.

Can I get a rebate on a boiler in Hillsdale County?

Two routes, depending on your fuel. Consumers Energy pays its gas customers $65 for a furnace or boiler tune-up under its 2026 residential measures — but check that Consumers actually supplies your gas, because in Hillsdale and Coldwater it is Michigan Gas Utilities Corporation. And MiPropane pays $250 per unit toward an ENERGY STAR propane boiler, on the condition it replaces electric or fuel oil equipment, uses a Michigan-licensed installer, and is not paired with a heat pump. The federal 25C credit does not apply to anything placed in service after 31 December 2025.

Tell us whether it is hot water or steam, roughly how old the boiler is, and what it is doing — no heat, noise, leaking, or rooms that never come up.

There is no phone number published on this site yet, so requests come in through this form — we reply by email or call you back on the number you give. That is also why the phone field is required rather than optional.
