Furnace Replacement in Hillsdale, MI

The unit is the easy part. The connections are where the surprises live.

In Hillsdale, MI and across the county: sizing, fuel choice, the efficiency tiers, and which rebate your address is actually eligible for.

Hillsdale County, Michigan asks more of a furnace than most of the state — 6,470 heating degree days a year, with about 53 percent of them landing in three months. Sizing errors that stay hidden through a mild autumn show up at full load in January.

When Replacing Beats Repairing

We do not publish a repair price, because we have no sourced local repair figures and inventing an authoritative-sounding number is the one thing this site will not do. So the honest version of the repair-or-replace question is not a break-even calculation. It is three questions:

  • Can the duct system carry what a new unit will push? In a house built before 1940 — better than one in four here — the answer is often no without work. That cost belongs in the comparison.
  • Was the current unit sized for the house as it is now? Insulation, windows and finished basements all move the load. A furnace sized for the 1978 version of the house is oversized for the 2026 one, and an oversized furnace short-cycles.
  • Does a replacement unlock money a repair does not? This is the one people miss. MiPropane pays $250 per unit toward an ENERGY STAR propane furnace only when it replaces electric or fuel oil equipment. If that is your situation, the rebate exists on the replacement side and nowhere else.

If the answer to all three is comfortable, repair is usually the cheaper year. See furnace repair.

Sizing for a 6,470 Degree-Day Load

Sizing is the decision that determines whether the new furnace is a good one, and it is made before anything is ordered. The method is ACCA Manual J for the heat loss and Manual S to select equipment against it — not the output of the unit coming out, and not floor area multiplied by a rule of thumb. What that calculation is measured against is the local heating load, and here it is a demanding one.

The distribution matters more than the total. December carries 1,088.0 degree days, January 1,258.4 and February 1,076.5 — 3,423 between them, or about 53 percent of the year by our arithmetic. More than half the annual heating demand arrives in three months.

Why oversizing is the common failure, not undersizing

A furnace sized by rule of thumb rather than by ACCA Manual J tends to come out too big, because the thumb is conservative. An oversized unit satisfies the thermostat quickly and shuts off — short-cycling — which wears the ignition components, gives uneven temperatures between rooms and, on a propane house, burns fuel you paid a dealer to deliver. It also hides: through a mild October the oversized unit looks fine. Manual J for the load, Manual S for the equipment selection. If a quote arrives without either, ask what the calculation was.

The Three Efficiency Tiers, and What Each Buys Here

A newly installed high-efficiency gas furnace standing in an unfinished basement, with the flue and supply plenum connected above it
A furnace goes where the old one was, which in most houses here means an unfinished basement with the flue already run. The install is usually a one-day job; the plenum transition is what takes the time.

Tier Installed range Rebate position in 2026
80% AFUE, single stage $3,200 – $5,500 Below every rebate threshold on the list
92–95% AFUE, two stage $4,500 – $7,200 Below the Consumers gas threshold, which starts at 95%
96–98% AFUE, modulating $6,000 – $9,500+ Consumers gas $300 at 97%+, or MiPropane $250 if ENERGY STAR

Price ranges are Michigan-wide figures from a published contractor guide, not Hillsdale County quotes. Rebate eligibility depends on your supplier — see below.

The practical consequence of that table in this county: the jump from 95 to 97 percent AFUE is where the Consumers gas rebate changes from $100 to $300, and the ENERGY STAR line is where MiPropane becomes possible at all. Those thresholds are worth knowing before you choose a unit, because moving one tier can be cheaper after the rebate than staying put.

Propane and Natural Gas Are Not the Same Decision

Of 17,858 occupied housing units in Hillsdale County, 44.1 percent heat with natural gas and 36.2 percent with bottled, tank or LP gas, against 75.2 percent and 8.6 percent for Michigan as a whole (ACS B25040). More than one home in three here is tank-fed, over four times the state rate.

A furnace built for one fuel is converted to the other with a manufacturer conversion kit fitted by a licensed installer, not adjusted — the two burn at different pressures and need different orifices and a different regulator. But the bigger difference is not mechanical. A natural gas customer is on a metered, regulated supply with a published tariff and access to a utility rebate programme. A propane customer buys from an unregulated dealer on a delivery schedule they arrange themselves, has no utility rebate at all, and is not covered by Michigan's Winter Protection Plan. Full detail on the tank-fed side is on the propane furnace page.

If you are currently on fuel oil, the conversion is the one the state pays toward, and Michigan has been leaving fuel oil steadily: households heating with distillate fell from 76,879 in 2010 to roughly 35,680 in 2021, per the MPSC's 2025–2026 Winter Energy Appraisal. See oil to propane conversion.

Furnace Replacement Cost in Hillsdale County, MI

The installed ranges are in the table above. What changes the number you actually pay is which rebate your address can claim, and in this county that is decided by a utility map rather than by the equipment.

If your address is… What you can claim toward a furnace
Inside the City of Hillsdale, on natural gas Not the Consumers gas rebate — the supplier is Michigan Gas Utilities Corporation. Electric measures run through Efficiency Smart, not Consumers, because electricity comes from Hillsdale BPU.
A Consumers Energy gas customer $100 at 95–96.99% AFUE, $300 at 97%+, $65 for a tune-up. Effective 1 Jan – 31 Dec 2026.
On propane, replacing electric or fuel oil MiPropane $250 per unit for an ENERGY STAR propane furnace of at least 40,000 BTU. Michigan-licensed installer, new equipment, not paired with a heat pump. Installed and applied for during 2026.
On propane, replacing an existing propane furnace No MiPropane — the programme is for conversions and new construction. No utility rebate either.

The federal credit is not part of your 2026 quote

The Energy Efficient Home Improvement Credit (25C) applies only to property placed in service before 31 December 2025, and the Residential Clean Energy Credit (25D), which covered geothermal, is likewise unavailable after that date. Per the IRS. Several sites competing for searches in this county still show a $2,000 federal credit. A quote built around it is short by $2,000.

Two more routes worth checking before you commit. MiHER, the Michigan Home Energy Rebates programme run by EGLE, is live in two tracks and lets you use a prequalified contractor without paying the covered amount up front — we do not quote a figure per measure because there is no official per-measure table and it is subject to funding availability. Michigan Saves financing is reached only through an authorised contractor, with the rate and term set by the partner lender rather than by Michigan Saves. See financing and what things cost.

We cover furnace replacement in every town and township in the county.

Furnace Replacement FAQ

What does a new furnace cost in Hillsdale County, MI?

Installed, in Michigan in 2026: roughly 3,200 to 5,500 dollars for a standard-efficiency 80 percent AFUE single-stage furnace, 4,500 to 7,200 for a mid-efficiency 92 to 95 percent AFUE two-stage, and 6,000 to 9,500 or more for a high-efficiency 96 to 98 percent AFUE modulating unit. That includes the unit, installation by licensed technicians, permits, basic ductwork connections and removal of the old equipment; labour on its own typically runs 1,500 to 3,500. These are Michigan-wide ranges from a published contractor guide, not Hillsdale County quotes, and we label them that way rather than dressing them up as local numbers.

Is a high-efficiency furnace worth it if I heat with propane?

The arithmetic is different from a natural gas house and nobody local seems to write it down. A propane customer buys fuel from an unregulated dealer at a delivered price they negotiate, not from a metered utility on a published tariff — so the value of each efficiency point depends on a number that varies by dealer and by contract. What is fixed is the load: 6,469.8 heating degree days a year on the NOAA normals, with about 53 percent of them in December, January and February. A high-efficiency unit saves more fuel here than it would in a mild zone. We are not going to publish a payback period, because that needs a local propane price we do not have sourced.

Which furnace rebate can I claim in Hillsdale County in 2026?

It depends on who bills you, and here that is genuinely confusing. Consumers Energy pays its gas customers $100 for a 95 to 96.99 percent AFUE furnace and $300 for 97 percent and above — but natural gas in Hillsdale and Coldwater comes from Michigan Gas Utilities Corporation, not Consumers, so those addresses are not eligible. MiPropane pays $250 per unit toward an ENERGY STAR propane furnace of at least 40,000 BTU, but only when it replaces electric or fuel oil equipment, only with a Michigan-licensed installer, and not when paired with a heat pump. And the federal 25C credit does not apply to equipment placed in service after 31 December 2025.

Will a new furnace work with the ductwork in my old house?

It is the right question to ask here, because 26.7 percent of Hillsdale County housing was built in 1939 or earlier against 14.5 percent statewide, per ACS table B25034. Ductwork in that stock was frequently retrofitted into a structure built before ducts existed as a design consideration — long runs, undersized returns, trunks threaded through spaces never meant to carry them. A modern furnace moves air against static pressure the old system may not have been selected for, which shows up as rooms that never warm and a unit cycling on its own limit switch. Sizing is done with ACCA Manual J and equipment selected with Manual S; if the duct system cannot carry the result, that is a ductwork job before it is a furnace job.

How long does a furnace replacement take?

A straight swap — same fuel, same location, ductwork that can carry the air — is normally a single day. What extends it is everything around the unit rather than the unit itself: a fuel conversion, a flue that has to be relined or rerouted for a high-efficiency condensing unit, a condensate drain that needs somewhere to go that will not freeze, or duct modifications. In a pre-war house, assume the surprise is in the connections rather than in the furnace.

Do I need a permit to replace a furnace in Michigan?

Yes, and the price ranges above include it. The work itself requires a Mechanical Contractor licence issued by the Bureau of Construction Codes within LARA, granted separately by work classification — HVAC equipment, fuel gas piping and LP distribution piping are all distinct classifications, each needing a minimum of three years of experience plus its own PSI exam, under the Skilled Trades Regulation Act, 2016 PA 407. There is a homeowner exemption for an owner who occupies a single-family dwelling and does the work themselves. Any contractor can be checked against LARA’s public licence lookup.
